Solaya payment plan: what you pay and when
Solaya is sold on a 20/10/10/10/10/40 plan. Booking is 20%. Then four payments of 10%: May 2027, November 2027, May 2028 and November 2028. The final 40% is due in April 2030, when the developer plans to hand the project over. Below are the dates and the amounts for each residence type.

Payment schedule
Booking is paid straight away. It is followed by four payments every six months and one large payment at handover.

The price of a specific residence differs from the average: floor, view and size all matter. We do not yet have prices for the other buildings and request them from the developer for each enquiry.
Things to keep in mind
- April 2030 is the developer’s estimate. The contract sets the exact handover date.
- Government fees and developer charges come on top of the price. The service charge is not stated in the materials we have. We calculate the full budget for a specific residence separately.
- A payment plan is a schedule of payments, not a forecast of returns. We do not promise yield or price growth here.
- The EOI payment at application is a separate step, explained on the EOI page.

How much do I pay to book a Solaya residence?
20% of the price. For a two-bedroom at the average Solaya 8 price (AED 16,560,000) that is AED 3,312,000, about $902,000.
When is the last Solaya payment due?
In April 2030: 40% of the price at handover. The date is the developer’s estimate and the contract fixes the final one.
What currency are Solaya payments in?
Prices and payments are in UAE dirhams (AED). Dollar amounts on this site are indicative, at 3.6725 AED per dollar.
Is the payment plan the same for every type?
In the developer’s payment plan we have (the Solaya 8 version) the shares are the same for every type: 20/10/10/10/10/40. The amounts differ because the prices differ.
How much do I pay during construction?
60% of the price: 20% booking and four payments of 10% from May 2027 to November 2028. The other 40% is due at handover.
